Why check RERA before you buy
Under the Real Estate (Regulation and Development) Act, 2016, a project must be registered with the state RERA before it is advertised or sold. The registration tells you who the promoter is, how much land and how many units were approved, and the completion date the promoter has committed to.
Registration valid means the registration period has not ended. Registration period over means the validity date has passed: the project may be complete, or the promoter may have applied for an extension, so check the latest record. Lapsed means HRERA has marked the registration as lapsed. RERA applied, not granted means the promoter has applied and HRERA is still processing it: until it is registered, the project cannot be advertised or sold.
