Questions buyers ask

Is GST payable on a ready-to-move flat?

No. GST applies to under-construction property. A completed flat sold after the occupation certificate (OC) is issued does not attract GST; resale homes do not either.

What GST rate applies to under-construction flats?

5% without input tax credit for regular housing, and 1% for affordable housing (homes up to ₹45 lakh within the carpet-area limits). GST is charged on the agreement value, not on stamp duty or registration.

Is stamp duty charged on the base price or the total?

On the value of the property in the registered deed (including charges such as PLC and parking that form part of the price), or the circle rate value if that is higher. GST is not included in it.

How much cash do I need for a ₹2 crore flat?

With a 75% loan on the price, expect to pay the 25% down payment plus GST (if under construction), stamp duty, the registration fee and deposits yourself. Enter your figures above to see the exact amount.
