Signature Global Park -I

Mr. Gajender Bhatti (Associate Planning Executive) briefed the facts of the project. Sh. Ajay Kumar (AR) and Sh. Anurag Srivastava (AR) are present on behalf of the promoter. The promoter M/s Signature Global Homes Pvt. Ltd. (License Holder) applied for registration certificate of real estate project namely “Signature Global Park – I” for the area admeasuring 5.0 Acres located at Village Dhunela, sector-36, Gurugram, under section 4 of the Real Estate (Regulation and Development) Act, 2016 vide central receipt no. 21994 dated 11.08.2021 and RPIN-357. The Temp I.D. of REP-I (Part A-H) is RERA -GRG-PROJ-908-2021, the application by the promoter was scrutinized and deficiency notice indicating deficiencies was conveyed vide notice no. HARERA/GGM/RPIN/357 dated 03.09.2021. The Department of Town and Country Planning, Haryana has granted the license to develop an affordable plotted colony under DDJAY scheme of 2016 for the area admeasuring 5.0 Acres vide license no. 18 of 2021 dated 16.04.2021 to M/s Signature Global Homes Pvt. Ltd. The project comprises of 67 plots out of which 38 plots are frozen and 29 plots are unfrozen. The Promoter has submitted a reply dated 06.09.2021, the same has been scrutinized and the documents which are still deficit and pending on behalf of the promoter are as under: -   1.      Online corrections in REP-I (Part A-H) needs to be done. 2.      Corrections in DPI needs to be done. 3.      Latest copy of Mutation, duly certified by revenue officer six months prior to date of application needs to be submitted. 4.      Copy of approved service plans and estimates needs to be submitted. 5.      Copy of Electrical load availability needs to be submitted. 6.      PERT Chart needs to be submitted. 7.      Revised copy of allotment letter needs to be submitted as per the prescribed format. 8.      Builder Buyer agreement needs to be resubmitted as per the prescribed format. The applicant promoter is yet to rectify all the deficiencies along with requisite approval as per section 4 including non-submission of approval service plan estimates, electric load availability, loan sanction letter, updated mutations and online corrections in REP-1. As per CA’s report loan has been raised on the project land and the same has been mortgaged besides they have escrowed the RERA account which is not admissible as per the provisions of law.  The promoter is directed to get all these infirmities/deformities which have been crept the project may be removed and come back for registration.
