L&T Aravista Sector 86 Gurgaon: Latest Update, RERA Status & EOI Details (October 2026)

L&T Aravista Sector 86 Gurgaon: Latest Update, RERA Status & EOI Details (October 2026)

So where do things actually stand? The short version: L&T Aravista is in its EOI window. Phase 1 pricing is out, the three launch towers are fixed, and L&T is taking expressions of interest of ₹10 lakh with KYC. What hasn’t arrived yet is the RERA registration number. The application is filed, and until the final number is issued, nothing is formally sold. There’s no allotment, no builder-buyer agreement and no possession date on paper.

That gap matters more than it sounds. The RERA certificate is what locks in the carpet area, the approved layout and the completion date L&T is legally held to. Until then, think of your EOI as a place in the queue, not a purchase. Get the refund terms in writing, pay only into L&T’s own account, and keep every receipt.

What’s been happening behind the scenes

L&T Realty bought the company that holds this land in April 2026 for ₹1,123 crore, all in cash. That isn’t a developer stretching to get a foothold. Separately, L&T is moving its entire real estate business into L&T Realty Properties, the same company that owns the Aravista land, and shareholders approved the move in August with more than 99% support. For you, it means the company behind your home will carry L&T’s full residential track record, not just a single plot. It doesn’t speed up or slow down the launch.

How the price sits in Sector 86

At roughly ₹19,000 a sq ft, Aravista costs well above existing apartments in the sector, where resale homes are quoted at around ₹11,500 to ₹12,000 a sq ft. You’re paying for a brand-new, low-density, 20-acre community with L&T’s name on it, and that premium is the main thing to weigh. If you need to move in within a year or two, a ready home nearby will cost you less. If you’re buying for the long haul and want an early spot in L&T’s first Gurgaon address, this stage is when you get the widest choice of floors and facings.

What comes next

The RERA number comes first. After that, expect the full cost sheet (PLC, parking, club, EDC/IDC), the final payment plan and unit allotment. We’ll update this page as soon as the registration is issued. If you’ve already put in an EOI, or you’re thinking about it, talk to us. We’ll help you shortlist units before allotment opens.
