Latest on M3M Billionaire’s Block Gurgaon: October 2026

Billionaire’s Block is starting to look like what M3M promised: a neighbourhood made up entirely of branded homes. There’s one tower registered and selling, a second one taking early interest, and more brands expected to follow. Here’s where things stand.
Quick refresher
Billionaire’s Block is a 170-acre luxury enclave inside M3M’s Smart City Delhi Airport (SCDA) township in Sector 111, right on Dwarka Expressway. The idea is simple: every residential tower here carries a global brand. If you’re close to the Delhi border, IGI Airport and Yashobhoomi matter to you, this is about as well placed as Gurgaon gets.
Tower 1: Residences by Elie Saab is RERA-registered and selling
This is the first tower and the most advanced. It’s registered with Haryana RERA (GGM/992/724/2025/95), so the plans, carpet areas and completion date are on record. The homes are large 4 BHKs with a help room, about 4,200 to 4,650 sq ft, with 12-foot ceilings and wide wrap-around decks. Current pricing sits around ₹35,000 a sq ft, which puts most homes at roughly ₹15 to 17 crore before other charges. The RERA possession date is September 2032.
If you want a branded home here with paperwork you can check today, this is the one.
Tower 2: Jacob & Co is in priority EOI
The second tower is widely reported to carry the Jacob & Co name, the New York watch and jewellery house behind the branded homes in Noida and Dubai. It’s planned as a smaller, more private tower. Expect around 90 very large 4 and 5 BHK homes of about 6,000 to 7,500 sq ft, one home per lift lobby, with private lifts and 12-foot ceilings. Prices are expected to start around ₹25 crore.
Here’s the honest part. There’s no RERA registration on record yet, and no official price list. Priority EOIs of about ₹51 lakh are being collected. If you’re interested, getting in early can help you secure a better floor or facing. Just make sure your EOI is fully refundable, in writing, until the RERA number is issued.
What’s next
M3M has spoken of several more global brands joining the block over time. More names will help the whole precinct. Every new tower makes Billionaire’s Block feel more like a branded address and less like one standalone building. Until a brand is confirmed in writing, though, treat any new name you hear as market talk.
What this means for you
Want certainty? Elie Saab is registered, priced and has a fixed possession date.
Want the rarest home in the block? Jacob & Co is worth registering for, as long as your money stays refundable.
Planning to move in soon? Neither tower suits you. Both are long-term buys, with possession around 2032.
We’ll keep this page updated as the Jacob & Co RERA filing and price list come out. If you’d like the current Elie Saab inventory or a place in the Jacob & Co EOI queue, talk to us.
