L&T Realty's ₹25,000 Cr Launches: What It Means for Aravista

L&T Realty plans launches with a combined potential of ₹25,000 crore across Mumbai, Gurugram and Bengaluru in the second half of FY27. Overall, that is three to four launches, with two each planned in NCR and Bengaluru, plus Mumbai.
The only Gurugram land L&T Realty has disclosed is the parcel behind L&T Aravista. L&T Realty Properties bought a 100% stake in International Green Scapes in April 2026 for ₹1,123 crore, which gave it 20 acres in Gurugram. The reports don’t name Aravista, so the link is our reading, not L&T’s statement.
The company is also thinking big. Its portfolio has more than 70 million sq ft of development potential, and it aims to reach about 150 million sq ft over the next four to five years. It reported about ₹10,000 crore of presales in 2025-26 and is targeting NCR projects of around 10 million sq ft. That is well above the roughly 3.6 million sq ft potential of the Sector 86 land, so it is worth watching for more NCR activity.
On pricing, L&T Realty says construction costs, which rose 5-6% at the peak, have eased to about 4%, and that it has not passed the increase on to customers. Aravista is quoted at roughly ₹19,000 a sq ft, well above resale homes in the sector. Treat “no pass-through” as a statement of intent until you see the full cost sheet.
Where Aravista stands today: nothing has changed on the paperwork. The RERA application is filed, L&T is taking ₹10 lakh EOIs, and nothing is formally sold until the registration number arrives. An EOI is a place in the queue, not a purchase, so get the refund terms in writing and pay only into L&T’s own account.
