HRERA awards Rs 50 lakh to Edge Tower buyer after 13-year wait

A Gurugram homebuyer who booked a flat in Ramprastha's Edge Tower project in Sector 37D back in 2010 has been awarded Rs 50 lakh in compensation by HRERA. Possession was promised by 31 August 2012, but the project was still incomplete and had no occupation certificate.

In an order dated 3 July 2026, adjudicating officer Rajender Kumar also granted Rs 1 lakh for mental harassment and Rs 50,000 for litigation costs, with 11% annual interest from the order date. The developer did not appear, so the case went ahead ex parte. The officer cited the Supreme Court's Ireo Grace ruling that buyers cannot be made to wait indefinitely.

The takeaway: a refund with interest need not be the end of the road. Buyers can also seek compensation for lost opportunity.
