Gurugram home values up 117% since 2019 as new supply tilts towards luxury

Gurugram's residential market has more than doubled in value over the past few years. ANAROCK figures cited in the report show average capital values rising from Rs 6,150 per sq ft in 2019 to Rs 13,350 per sq ft in Q2 2026, a jump of about 117%. Rental yields have also improved over the same period, from 3.5% to 4.3%.

The mix of new launches is changing too. In Q2 2026, around 27% of NCR launches were priced above Rs 2.5 crore, with 11% in the Rs 2.5 to 4 crore bracket and 16% above Rs 4 crore.

Golf Course Road, Golf Course Extension Road, Dwarka Expressway, Southern Peripheral Road and New Gurugram are the corridors driving this shift. For buyers, the takeaway is simple: location, infrastructure and neighbourhood quality now matter as much as the home itself.
