Gurugram home sales value falls 33% in H1 2026 as average ticket size drops

A new India Housing Report from NAR and CRE Matrix says Gurugram's primary housing sales value fell about 33% to Rs 37,726 crore in the first half of 2026. The number of homes sold held broadly steady at around 12,000 units.

The change is in the mix. The average ticket size dropped about 32% to Rs 3.15 crore, from a peak of Rs 4.65 crore in H1 2025. Homes above Rs 5 crore made up 52% of sales value, down from 66%, while the Rs 2 to 5 crore band grew its share. Across NCR, sales value slipped 24% to Rs 68,217 crore.

For buyers, this is a healthy sign. Demand is broadening beyond ultra-luxury, and the Rs 2 to 5 crore segment is where much of Gurugram's activity now sits.
