If you've been following the Golf Course Extension Road market, here's one worth pausing on. DLF has sold every one of the 172 homes at The Aureva, its senior-living tower in Sector 63, Gurugram. The total came to ₹1,985 crore, which works out to about ₹11.5 crore per home on average. DLF hasn't shared unit-wise pricing, so treat that as a ballpark.

Why does this matter? Retirement housing in India has mostly been a modest, mid-market idea. Nobody really built it for the top end, because the assumption was that wealthy buyers didn't want a "retirement home." This sale suggests that assumption is out of date. People with serious money will pay a premium for senior living, as long as it doesn't feel like senior living.

What buyers are actually getting

It's a single 45-storey tower on about 4.17 acres. Every unit is a 4BHK with a staff dormitory, a large private deck, and three parking slots. The design includes universal-access features, so the homes stay easy to live in as needs change.

The real selling point, though, is healthcare. There's a professionally run medical centre on site with emergency support around the clock. Add a clubhouse, indoor pool, spa, yoga pavilion and meditation centre, and you can see what DLF is going for: five-star hotel living with a doctor downstairs.

The pricing story

This is the part I'd pay attention to. The Aureva comes to roughly ₹26,500 per sq ft of saleable area at most. Next door, The Arbour launched in 2023 at about ₹18,000 per sq ft. That's around a 45% jump in the same sector in about three years. The Arbour itself sold out in three days, so demand in this pocket was already strong. The Aureva shows buyers are willing to go even higher for the right product.

One honest caveat: saleable area is over 7.5 lakh sq ft, but carpet area is only about 4 lakh sq ft. That's roughly 2,350 sq ft of usable space per home. Big, yes, but well short of what the headline size suggests. It's always worth looking at carpet area before comparing projects.

What this means for you

If you own in Sector 63 or nearby on Golf Course Extension Road or SPR, launches like this help support price benchmarks in the area. If you're thinking about a home for your parents, or planning your own later years, expect more developers to follow. Senior living with real healthcare built in is about to become its own category, and the early projects may set the pricing for everything after.
