DLF Forays into Senior Living with "DLF The Aureva" in Gurugram

DLF, the country's largest listed real estate developer, has launched DLF The Aureva, its first project built exclusively for senior living, on Golf Course Extension Road in Gurugram. Previously promoted as DLF Arbour Senior Living, the project has been rebranded, and Aureva will now be the official name for DLF's senior living offering.
The project sits in a dedicated enclave within DLF Arbour, the company's 25-acre residential campus in Sector 63. Spread across 4.17 acres, it comprises a single tower with 172 residences. Each home measures about 4,200 sq ft and features two master bedrooms along with a 200 sq ft staff room, offering ample space for visiting family and live-in help.
Healthcare and wellness are central to the development. Residents will have access to an 8,500 sq ft medical and wellness centre and a 29,000 sq ft clubhouse, with Medanta on board as the healthcare partner providing round-the-clock medical support. The homes are designed with seniors in mind, including wheelchair-accessible washrooms, emergency panic buttons and an ambulance on standby. Ownership is restricted to buyers aged 55 years and above, and indicative pricing is around ₹28,000 per sq ft, with homes starting at roughly ₹11.7 crore.
DLF expects the project, spanning nearly 5 lakh sq ft, to generate revenue of about ₹2,000 crore. Although regulatory approvals delayed the launch and weighed on first-quarter bookings, the company has retained its full-year sales guidance of ₹20,000 crore. The project reportedly secured its HARERA registration in August 2026, moving from the expression-of-interest stage to a formal launch.
The launch comes amid a broader shift in how India's affluent elderly want to live. According to Aakash Ohri, MD and Chief Business Officer, DLF Homes, today's 60-year-olds are healthier, financially secure and keen to stay active and engaged. Data from Anarock shows that 7,000–7,500 senior living units were added between 2023 and 2025, with Gurugram and the wider NCR emerging as key growth markets.
