Ashiana Aaroham Phase 3 Launches | Kid-Centric Living, One Last Time

Ashiana Aaroham: The Final Chapter Is Here

If you’ve been following Ashiana Aaroham in Sector 80, you’ll know how quickly things have moved. Phase 1 opened last November and sold out. Phase 2 followed and went the same way. Now Ashiana has opened Phase 3, Towers 5 and 6, and this is the last one. After these homes are taken, the only way into Aaroham will be the resale market.

So what’s on offer this time?

Phase 3 has 178 homes. Most of them are 3 BHKs from 1,057 to 1,259 sq.ft carpet and 4 BHKs at 1,521 sq.ft. There are also a handful of rarer options: a single 4 BHK on the 20th floor, and four duplexes of 2,099 and 2,613 sq.ft. With so few of these, the people who want them will want to move early. Prices start at ₹3.49 Cr and go up to ₹7.30 Cr for the largest duplex.

For anyone new to Aaroham, the idea behind it is simple. The kids come first. Ashiana calls it a Curated Kid-Centric Residence, a step above the Kid-Centric Homes that made the brand popular with families. In practice, that means a Learning Hub with rooms for reading, art, music, dance and workshops, all run through Ashiana’s Live & Learn programme. Cars are kept on two levels of parking below, so the podium above is open green space where children can run around without anyone worrying about traffic. Out of 10.8 acres, a little over 9 are open and green. That includes Miyawaki forests, a football ground, a sand pit and an amphitheatre.

Parents get plenty too. The clubhouse sits in the middle of the community and has an infinity pool, squash and badminton courts, a gym and a café. Every home comes with a HEPA-filtered fresh air system, which you’ll appreciate in a Gurgaon November. You also get two parking spaces per apartment.

The payment plan is easy on the nerves. You pay in ten equal instalments of 10%, each tied to actual progress on site, from booking through to possession. If construction slows down, your payments slow down with it.

To be fair about it, this is a long-term buy. The RERA filing for Phase 3 gives a completion date of January 2032. New Gurgaon is also still growing up, so some trips, like the one to Medanta, take a while. If your family’s life is on this side of the city, though, it’s hard to find a community this thoughtfully planned around children.

This is the last chance to buy at Aaroham directly from Ashiana. If it’s been on your list, now is the time to take a proper look. Speak to us and we’ll share the cost sheet and floor plans, and set up a site visit whenever it suits you.
