Tara Devi's Enclave Phase 1Sector 3, New Shimla

Overview

Tara Devi's Enclave sits in New Shimla, the planned sectors developed by HIMUDA and the most organised part of the city. Deodar forest forms most of the site's boundaries, and the brochure says the site gets sun through the day with views on all sides.

Phase 1 covers 2.25 acres with 108 homes in Blocks A to E, 65% open green area, 5-metre internal roads and on-site parking. The promoters say they hold another 4.5 acres next to it for later phases.

Homes on offer

Blocks A, B and C have 2 BHK homes of 1,186 sq ft; their 3 BHK and 4 BHK duplexes (1,560 and 2,358 sq ft) are sold out. Block D has 2 BHK homes of 1,057, 1,087 and 1,144 sq ft and 3 BHK homes of 1,535 and 1,617 sq ft. Block E has 3 BHK homes of 1,592 and 1,621 sq ft.

Sizes are super built-up. Carpet areas run from 682 sq ft for the smallest 2 BHK to about 1,018 sq ft for the larger 3 BHKs, and every plan has at least one balcony; some 3 BHKs add a terrace or a walk-in closet.

Price & charges

Under the July 2026 price list, 2 BHK card rates are ₹1.00 Cr to ₹1.13 Cr and 3 BHK card rates ₹1.46 Cr to ₹1.54 Cr. On top of the card rate: club membership of ₹5 lakh, ₹7 lakh for stilt or covered parking (₹5 lakh for stack parking), an interest-free maintenance deposit of ₹1 lakh (2 BHK) or ₹1.5 lakh (3 BHK) at possession, PLC if any, GST, stamp duty and registration.

Maintenance is ₹2 per sq ft a month until the residents' association takes over. Home loans are available from all nationalised banks.

Clubhouse & amenities

The four-level clubhouse has an infinity swimming pool, gym, community hall, indoor games and a mini theatre. Outdoors, the site plan shows an amphitheatre, fire pit, sand pit, parks with swings, an open gym, gazebo, badminton and pickleball courts and a jogging track.

The commercial plaza adds 21,650 sq ft with a level of retail and a three-level, 20-room hotel, plus a banquet hall, cafe and restaurant and convenience shops. Some of these are part of the commercial space and may be charged for.

Specifications

Wooden-textured vitrified tiles in bedrooms, vitrified tiles in living areas and kitchen, UPVC windows, Jaquar, Grohe or American Standard sanitaryware, Havells or Roma modular switches, and an earthquake-resistant structure. Power back-up is 100% (extra payable), with CCTV, a yard hydrant fire system and rainwater harvesting. Furnished options, modular kitchens and false ceilings are offered on request.

Before you book

Shimla is in Himachal Pradesh, where Section 118 of the Tenancy and Land Reforms Act limits property purchase by people who are not agriculturists of the state. Ask the developer how this applies to an apartment purchase in your case, and check the RERA registration and approved plans on the HP RERA website.
