Overview

Alura is the newest project in the 80-acre Pioneer District in Sector 62, the same pocket as Pioneer Urban's delivered Presidia and Araya. It is planned as a low-density community: two towers, 267 residences and a single home on each floor, which gives every apartment privacy on all sides and views in every direction.

Design and architecture

Master planning and architecture are by Skidmore, Owings & Merrill (SOM) of the USA. The towers have an all-glass facade to bring in daylight and open up panoramic views, and the floor plates are kept open and flexible so the layout can follow the way a family lives. A floor-to-floor height of 4.05 metres gives the rooms an unusual sense of volume, and each home has a wraparound balcony of about 100 metres.

The residences

There are three formats. Simplex homes are 7,050 - 15,500 sq ft, duplexes 12,300 - 15,300 sq ft and penthouses 12,500 - 18,000 sq ft. Pioneer Urban's brochure describes usable areas of about 5,000 - 12,000 sq ft for the simplexes and 9,000 - 12,000 sq ft for the duplexes. Parking is in large-format bays.

Service and clubhouse

Alura is run as a serviced address, with a hospitality-style approach, a round-the-clock concierge and curated resident services for everyday needs. Residents share a members-only clubhouse of 1,50,000 sq ft, along with pools, a social courtyard, landscaped gardens and quiet outdoor lounges.

Wellness

Every home is planned around treated fresh air, potable water and generous natural light, and the outdoor landscape is designed for recreation and for bringing residents together.

Timeline

The HARERA filing covers 6.99 acres within a 24.48-acre licensed colony and records 1 January 2034 as the completion date. The filing lists 245 units, while the developer's marketing gives 267 residences, so confirm the final count and the exact unit you are buying with Pioneer Urban.
