The retail plan favours visibility, with over 75% of space on the ground floor and about 4.2 km of frontage, and the RERA registration is published. The trade-offs are real, though. No official price list is available, so price per sq.ft. cannot be compared, and the footfall story depends on the stadium and events actually running at scale. The project is spread over a very large site, so unit position matters more than usual. Ask for the RERA completion date, the lease or title terms of the PPP structure, and any assured-return or leasing commitments in writing.
