Estate 105 is Max Estates' second residential community on the Noida-Greater Noida Expressway, after Estate 128. It has 270 homes in two towers, and the whole plan is built around getting you to move more: an elevated jogging track that loops the estate, a car-free podium with drop-offs pushed to the lower ground, and a separate sports block with padel, squash, pickleball, badminton and a climbing wall. On the north side it opens onto a 35 m wide, roughly 3-acre green belt, so one side of the estate looks over trees rather than buildings.
Homes start at four bedrooms. Only four homes share a floor, each with a private lift lobby, a separate service lift, a staff room and decks off every room, and ceilings run 3.6 m floor to floor. The 4 bedroom units have a RERA carpet area of about 2,065 sq ft, the 4 bedroom with family lounge about 2,318 sq ft, and there are duplexes, townhouses and sky villas above that. The project was launched in March 2026 and is IGBC Platinum pre-certified. Max Estates does not publish prices, so ask for the current price sheet.

Estate 105 sits right on the Noida-Greater Noida Expressway in Sector 105, with quick access to the DND Flyway towards south Delhi. Max Towers, Max Square and Estate 128 are Max Estates' own neighbours on the same stretch, and the developer points to Shiv Nadar School, Pathways School, Medanta and Max Super Speciality Hospital as nearby schools and hospitals. Four homes per floor, a car-free podium and a proper sports block are things you notice every single day, and you can walk around Estate 128, the same team's earlier project on this expressway, to judge their thinking before you buy. The catch is that you are buying early: it launched in March 2026, so handover is several years away, and prices are not published, so you need a written price sheet and payment plan before you compare it with others on the expressway.
Best suited to: Families upgrading to a large 4 bedroom home who want an active, low-density community close to Delhi
