M3M India is a Gurgaon-headquartered developer that built its early reputation on large integrated commercial and residential townships along the city's growth corridors, before shifting its newest launches decisively upmarket. That shift shows up most clearly at Billionaire's Block on Dwarka Expressway, where M3M has tied up with global luxury and fashion houses to bring branded residences to Gurgaon for the first time — a category that previously existed only in a handful of global cities. Alongside that, the group continues to build large-format integrated developments further out toward Manesar.
M3M's Gurgaon portfolio spans two very different buyer conversations under one name — large, self-contained townships built for scale, and a newer run of ultra-luxury branded residences built for scarcity. Both are recognisably M3M, but the buyers they attract couldn't be more different.
Branded, not just built. M3M's tie-ups with names like Jacob & Co and Elie Saab bring licensed interiors, curated finishes, and a level of design specification that most developer-only luxury projects don't attempt, aimed squarely at the ultra-high-net-worth segment.
Scale where it counts. Away from the branded-residence pocket on Dwarka Expressway, M3M's township developments toward Manesar are built for a broader, more integrated everyday life — schools, retail, and green space planned into the same masterplan as the residences.
A Gurgaon-first developer. Nearly the entirety of M3M's residential and commercial footprint sits within Gurgaon and its immediate growth corridors, giving the group a concentrated, on-the-ground familiarity with the city's micro-markets that a pan-India developer rarely matches.
