HoABL The RidgeMashobra, Shimla

Overview

The Ridge is HoABL's first Himalayan project and the most exclusive in its portfolio so far. The idea is simple: a second home in clean mountain air, where everyday living is taken care of by a hotel team and the clubhouse is built around longevity and recovery rather than just leisure.

It will appeal to business owners and senior professionals from Delhi NCR, Chandigarh and Punjab who want a serviced mountain home they can use through the year, including the snow months.

The villas

The villas are 3 and 4 BHK homes planned over three levels, so the living and dining spaces sit apart from the bedrooms. A private lift connects all levels, and there is open car parking at the entrance.

Each villa has full-width balconies over the Gharshi Valley, a master suite with a walk-in dresser, ensuite bathroom and its own entertainment room, bedrooms with attached baths, and separate utility and service spaces. A 600 to 800 sq ft private rear garden is reached by its own staircase.

The design uses an insulated thermal envelope with advanced glazing to keep the homes comfortable in every season, with wooden flooring and natural stone inside. Homes are oriented for daylight, views and cross ventilation. Exact villa sizes are shared on request.

Clubhouse & wellness

The 25,000+ sq ft clubhouse has a double-height heated indoor pool, a fitness centre, an indoor sports arena, a multipurpose court, a signature restaurant and fireside lounge, a panoramic viewing deck, a kids' play zone and gaming arcade, and a spa and recovery circuit with sauna, jacuzzi and cold plunge.

The wellness spaces are designed with EVAVO, a recovery and wellness specialist that has worked with hotel brands such as Ritz-Carlton, Six Senses, Hyatt and Hilton. The brochure lists therapies such as cryotherapy, red light therapy, hyperbaric and intermittent hypoxic training in an advanced tech and wellness suite.

Hospitality by Everly

Everly Hotels & Resorts provides the hospitality. Owners get a private villa manager, the home readied before each arrival, private dining and chef's table evenings, help with celebrations, airport and railway transfers, errands and curated drives and walks around the region.

Landscape

Outdoor spaces include a central lawn, viewing plazas and decks, a yoga deck and meditation area, fruit orchard, apricot, peach and jacaranda groves, a zen grove, fire pits, a BBQ plaza, a picnic point and walking paths. The planting is chosen so the landscape changes with the seasons.

Built for the mountain

The engineering was developed with IIT Roorkee. Homes stand on micropile foundations anchored into the rock below the surface, with slope stabilisation, retaining structures and subsurface water management designed for Himalayan conditions. The masterplan follows the natural contours, so homes, roads and open spaces work with the slope.

Why Mashobra

Mashobra has been a Himalayan retreat since the late 1800s. Lord Kitchener built Wildflower Hall here in 1902 (now an Oberoi resort), the President of India's summer retreat is nearby, and Naldehra Golf Course dates from 1905.

It has stayed quiet because of the protected forests of the Shimla Water Catchment Sanctuary, Himachal Pradesh's land laws and strict hill-planning rules. The brochure quotes an average AQI of 18 to 30, nine perennial streams and about 200 people per square kilometre.

Before you book

Section 118 of the Himachal Pradesh Tenancy and Land Reforms Act restricts buying land by people who are not agriculturists of Himachal Pradesh. HoABL itself cites it as a reason Mashobra stays rare. Ask how ownership and title will work for your villa, and have the agreement checked by a lawyer, before you pay.

The project is registered with HP RERA as Bohemian Chateaus (RERAHPSHP04180029), developed by Aegis Center Point Developers Private Limited. Check the registration and the approved plans on the HP RERA website.
