Godrej South Estate is a high-rise residential project by Godrej Properties in Okhla, South Delhi. The landscape layout shows Tower 1 (G+36) and the clubhouse (G+4) on one side, Tower 2 (G+29) and Slab Blocks 1 and 2 along the other, and a large central lawn with the pool, play areas and courts between them.
Location & surroundings
Godrej South Estate is in Okhla Industrial Area Phase I, on the south-eastern side of South Delhi. Established neighbourhoods such as Greater Kailash, New Friends Colony and Defence Colony are within a short drive, and Indraprastha Apollo Hospital is close by.
Okhla Phase I is still largely an industrial and commercial area, so the immediate surroundings are not a typical residential colony. Check the approach roads and the view from your chosen tower before you book.

Naveen Kumar, Director29 Oct 2026South Estate is one of the few large, gated high-rise projects inside South Delhi, and that alone makes it worth a look for buyers who want a new apartment rather than a rebuilt builder floor. If the 2.5 BHK at ₹5.51 Cr is the 2 BHK + study plan of about 111 sq m (roughly 1,197 sq ft) carpet, the price works out to about ₹46,000 per sq ft of carpet, which is reasonable for South Delhi but still well above Noida or Gurgaon. The trade-off is the setting: Okhla Phase I is still largely industrial. The listed May 2026 possession date has passed, so check RERA and the occupancy certificate for your tower.
Best suited to: Families who want a new gated apartment in South Delhi at a lower ticket than bungalow colonies
