Godrej Connaught One is a small luxury residential project by Godrej Properties in central New Delhi. The registered Phase 1 site is at 14, Lady Hardinge Road in the Connaught Place area, close to Gole Market and Bangla Sahib Road, which puts it in one of the very few parts of Lutyens-era Delhi where new apartments are being built at all.
The project offers only 3 BHK apartments. The official unit plans show seven layouts with RERA carpet areas of about 115 to 139 sq m, or roughly 130.5 to 163.7 sq m (about 1,405 to 1,762 sq ft) once balconies are added. Two of the layouts come with an attached CSP unit of about 33 sq m carpet, shown as a separate unit on the plans.

The project sits in the Connaught Place area of central New Delhi, on Lady Hardinge Road near Gole Market and Bangla Sahib Road. This is the heart of the city, surrounded by wide tree-lined roads, government and diplomatic areas and some of Delhi's oldest bungalow zones.
New apartment supply in this part of Delhi is extremely rare, which is the main reason the project carries such a high ticket size. The developer has not published drive times, so check the commute to your workplace or school directly.

Naveen Kumar, Director29 Oct 2026Connaught One is about the address more than anything else: new apartments in the Connaught Place area almost never come to market, and this one carries the Godrej name and a RERA registration. At ₹24.29 Cr for a 3 BHK of roughly 1,405 to 1,762 sq ft total carpet, the price works out to about ₹1.4 to 1.7 lakh per sq ft of carpet, depending on which layout the starting price refers to. That is far above anything else in NCR, so the decision is really about scarcity and location. The listed possession date of May 2025 has passed while the project is still shown as under construction, so check the RERA updates carefully.
Best suited to: Buyers who want a new home in central Lutyens-area Delhi and accept a scarcity premium
