Godrej Bandra Bay is a sea-facing luxury project by Godrej Properties on Bandra Reclamation, Bandra West, Mumbai, looking out over the Arabian Sea and the Bandra-Worli Sea Link. Godrej lists it as 4 BHK residences, with the price on request and possession in November 2033.

The land is about 2.75 acres. Channel partners describe Phase 1 as two sea-facing towers: 4 BHK homes of about 3,500 sq ft, two to a floor, and 5 BHK homes of about 4,100 sq ft, with a private lobby and private lifts for each residence and a large rooftop amenity level. Quoted prices start around ₹40 Cr for the 4 BHK.

Godrej Properties is also working with the BMC and RC Group on the Bandra Bay beautification initiative, a public promenade along the bay; its first corridor, on LK Mehta Marg, was completed in October 2026.

The homes

Phase 1 is described as two towers. Tower 1 has 4 BHK homes of about 3,500 sq ft, two to a floor; Tower 2 has 5 BHK homes of about 4,100 sq ft. Each residence is reached through its own private lobby with dedicated lifts, and the sea-facing side takes in the bay, the Sea Link and the city skyline.

Amenities

Channel partners describe around 80,000 to 1,00,000 sq ft of rooftop amenities, including an infinity pool, a fitness centre and yoga and meditation zones. The full amenity list will come with Godrej's brochure.

Location

Bandra Reclamation is at the southern tip of Bandra West, beside the Bandra end of the Bandra-Worli Sea Link. Bandstand, Carter Road, Hill Road, Linking Road and Lilavati Hospital are all a short drive away, and the Sea Link puts Worli and South Mumbai within easy reach.

Godrej has not published prices, carpet areas or a RERA number on its own page yet, and listing sites disagree on the number of towers and the possession date.
