Overview

Godrej Alira is a single 33-storey tower in Sector 39 with just 132 homes in it. That number is the whole story, really. You get a big-name developer and a full clubhouse, shared with far fewer neighbours than a typical Gurgaon high-rise.

The homes are 3 and 4 BHK residences, and the approach is a palm-lined boulevard that sets the tone before you reach the double-height lobby. It feels calm and green rather than showy.

It suits a family that wants a central address and a quieter building, and is happy to wait for a new launch to be built.

Location

Sector 39 sits off Sohna Road, close to Medanta and Rajiv Chowk. This is settled, central Gurgaon, where the schools, hospitals, offices and shops are already up and running around you.

What this means day to day is short errands and no waiting for the neighbourhood to catch up. The trade-off is that central Gurgaon is busy, so the green landscaping inside the project matters more here.

Getting around

Medanta is about 850 m away, which many families value more than they expect to. The Rajiv Chowk flyover is around 2 km, and that puts the city's corporate hubs within easy reach.

Features & amenities

The clubhouse is members-only and serves just the 132 apartments, so you're less likely to be queuing for anything. The pool is chemical-free and comes with a kids' pool, a jacuzzi and a deck with loungers.

For sport there's a padel court and a golf putting green. Kids get a play area and a tree house, and there's a pet park too.

The landscaping is where Alira puts in real effort. You get a forest walk, a dense tree grove, a flower garden, a community lawn, a zen pocket, sunken seating and an outdoor party area, all tied together by a palm avenue with a water feature.

Homes on offer

The 3 BHK measures 2,426 sq.ft and starts at ₹5.58 Cr. The 4 BHK comes in 3,082 sq.ft and 3,167 sq.ft versions, and pricing for those is shared on request.

The published plans list RERA carpet areas of 122.00 sq.m and 128.47 sq.m for the 3 BHK types, and 157.93 sq.m and 162.08 sq.m for the 4 BHK types. The 3 BHK Type 2 sits on the 17th and 26th floors, the refuge floors, so ask us about it if that layout interests you.

Possession is listed for January 2030, and the project is under construction.

Why it's worth a look

Low density is hard to find in central Gurgaon, and 132 homes in one tower is about as low as you'll get with a full clubhouse. Being next to Medanta and close to Rajiv Chowk is a practical advantage that won't date.

The honest caveat is the timeline: January 2030 is a long wait, so this works best if you're not in a hurry to move in. Pricing for the 4 BHKs isn't published yet, so it's worth getting numbers before you compare.
