Overview

Elan Town Centre is a finished, working high-street on Sohna Road in Sector 67. It isn't a rendering or a promise. The shops, food court and a 4-screen PVR multiplex have been trading since around 2022.

The design takes its cue from a colonial-style high street rather than an enclosed mall, with double-height shopfronts opening onto a landscaped plaza. It sits on a 2-acre plot with 400 units.

This is a commercial buy, for investors or business owners. Because it's already built and occupied, most options today come through resale or lease.

Location

The centre sits on main Sohna Road, with the Iskon Temple right next door. More importantly for a retail asset, it's ringed by established residential townships, including Central Park, Park View City, Vatika City, BPTP Park Prime, M3M Merlin and Ireo Victory Valley.

That's the catchment the retail plan was built around, and SEZs nearby add to the daytime crowd. A proposed metro station is also planned nearby.

Getting around

Golf Course Extension Road is about 10 mins away, while Rajiv Chowk on NH-8 and Max Hospital at IFFCO Chowk are both about 15 mins. Cybercity and MG Road are each around 25 mins.

IGI Airport is roughly 35-40 mins in normal traffic.

The anchor draw is the PVR multiplex with 4 silver screens. Around it you'll find a food court, a premium flea market format, multi-cuisine outlets, cafés and fine dining restaurants.

Homes on offer

Retail shops on the Lower Ground and Ground floors range from 500 to 1,500 sq.ft, from ₹80 Lac onwards. Shops on the 1st and 2nd floors run from 300 to 1,500 sq.ft, and food court units on the 2nd floor from 500 to 1,500 sq.ft, both priced on request.

Treat the ₹80 Lac figure as the entry point for the smallest units, not a like-for-like price. Pricing varies with floor, frontage and current tenancy. The multiplex itself is leased and not for sale.

Buying works in 3 steps: verify the unit, title, RERA status and any tenancy lock-in; visit to check footfall, frontage and tenant mix; then register the sale deed or a lease deed. There's no construction-linked plan, since the building is complete.

Specifications

Ground and first floor units have double-height frontage, with provision for centralised or split air-conditioning per unit. Common areas have fire-fighting, sprinklers and smoke detection.

Besides escalators and passenger lifts, there's a dedicated service lift for goods and F&B loading, which matters a lot if you're running a restaurant.

Why it's worth a look

With a trading asset, you can see the footfall and tenant mix for yourself rather than relying on projections. A PVR anchor and a dense residential catchment give it a steady base of visitors.

As with any retail buy, returns depend on the specific unit, so frontage and floor matter hugely. We'd suggest comparing a few units side by side before you choose.
