DLF Bayview Villas (filed as the group housing project "The Bayview") is DLF's first residential project in Goa, a gated villa community on the Reis Magos hill in Bardez taluka, North Goa. The project is being developed by DLF Exclusive Floors Pvt. Ltd., a DLF group company, on survey nos. 87/1-A-1, 87/1-A-2 and 87/1-A-3 of Reis Magos village.
Under the amended environmental clearance issued by the Goa State Environment Impact Assessment Authority in April 2025, the plan covers 61 villas on a net plot of about 1,30,484 sq m (roughly 32 acres) out of a total holding of 1,43,594 sq m, with a total built-up area of 88,529 sq m. Villas are capped at 11.4 m in height excluding stilt and basement, and about 48,376 sq m of the site is planned as organised green area.

Reis Magos is a village in Bardez taluka on the northern bank of the Mandovi river, across the water from Panaji. The project sits on the Reis Magos hill, on survey land in Reis Magos village.

That scale and the Reis Magos hill setting across from Panaji are the draw. The caution is equally clear. The earlier Goa RERA registration was cancelled in 2025, a PIL is pending, and DLF itself says it will not take customer money until the legal position is settled. There is no official price, villa size or possession date yet, so any figure quoted by brokers today is unverified. Treat this as one to watch rather than one to book.
Best suited to: Patient ultra-high-net-worth buyers seeking a Goa villa from a top-tier developer, once RERA is in place
