A few years back, when clients asked me about Dwarka Expressway, most of them were doubtful. “Too far.” “Nothing there yet.” “It’ll take forever to finish.” I understood that. Back then it was mostly open fields and half-built flyovers.

Today it’s a very different conversation. The same people now ask me which project to pick, not whether to buy here at all.

What changed? The road got built.

The expressway runs roughly 29 km, from Mahipalpur in Delhi down to Kherki Daula in Gurugram. It’s eight lanes, with service roads on both sides and proper interchanges, so traffic actually moves. If you’ve spent time stuck on NH-48 during peak hours, you’ll understand why this matters so much.

The biggest difference for people living here is the airport. It’s now a short drive. Dwarka and South Delhi feel close too. When daily travel gets that much easier, people start wanting to live nearby, and prices go up. That’s really the whole story.

The big developers came early

DLF, M3M, Elan and Sobha have all launched projects along this stretch, and many of them are at the premium end. Buyers I speak to usually mention the same things. They like the open views, since a lot of towers face green belts or the wide road instead of another building. They want good clubhouses and solid security. More and more, they also like that offices, shops and cinemas are coming up right on the corridor, so they won’t have to drive across the city for everything.

The tricky part: choosing where

There’s a lot happening at once here. Apartments, plotted colonies and commercial projects are all coming up together, and frankly it gets confusing which project sits where and how close it is to the main road or an exit.

So, is it still worth it?

In my view, yes. Yashobhoomi, the big convention centre, is already running. A new diplomatic enclave is planned near Dwarka, and more offices keep moving into the area. Rental demand has been healthy, and prices have moved faster than in many older parts of Gurgaon.

Of course, not every project here is a good buy. Builder track record, the exact location and possession timelines still matter a lot. But the corridor itself is no longer a gamble. If you’re planning to buy in the NCR in the next year or two, this is one area you should seriously look at.
