TARC Kailasa is an under-construction project by TARC on Patel Road in West Delhi, near Kirti Nagar. The master plan shows five towers set around a central landscaped court with water bodies, with parks along Patel Road and on the northern edge of the site. Homes are large-format 3 and 4 BHK apartments, each with a study, puja room, utility and terrace lounge.
Every apartment opens from a private lift foyer served by two private lifts, and the layouts have 10 ft clear ceiling height, full-height windows and a 10 ft wide terrace lounge off the living room. The product is strong on paper: private lift foyers with two lifts per home, 10 ft ceilings, a study and terrace lounge in every unit, and an amenity area of about 1,70,000 sq.ft. that few Delhi projects can match. The gaps are on disclosure. The official site does not list unit sizes, prices or a possession date, so price per sq ft cannot be worked out and delivery timing has to be checked on the Delhi RERA portal. Buyers should also ask how many homes share the five towers and what the maintenance charges will be for this scale of club.
