Shimla is the hill station most of our clients grew up visiting, and many of them now want a home of their own there. It is cool in summer, snowy in winter and wrapped in deodar forest, yet it is still a working capital city with hospitals, schools and shops close at hand. That mix makes it one of the few hill towns where a second home can comfortably become a place to live for months at a time.

Most new homes in the city are apartments in gated projects, in planned areas such as New Shimla and on the southern side around Panthaghati and Mehli, where you get lifts, parking and a clubhouse rather than a long climb from the road. Beyond the city, Mashobra and the forested ridges around it offer low-density villas and serviced homes with big valley views, at the top end of the market. Land is scarce everywhere, so well-located, approved projects tend to hold their value.

Himachal Pradesh restricts land purchase by people who are not agriculturists of the state under Section 118, so buy through a project that can show you how ownership will work in your case, and have the papers checked. Look at the HP RERA registration, the road access in snow and monsoon, parking, water supply and who will look after the home while you are away. Visit in more than one season if you can, and Shimla will reward you for decades.

Buying property in Shimla

Shimla is the capital of Himachal Pradesh and the best-known hill station in north India: the old summer capital of British India, with the Mall Road, the Ridge, Christ Church and Jakhu Hill at its heart, wrapped in deodar and pine forest. For our buyers it is the classic mountain second home, cool through the summer, snowy in winter and still a working city with good hospitals, schools and daily conveniences, which the smaller hill towns cannot match.

The market splits into two kinds of address. Within the city, most new apartments are in planned areas such as New Shimla, developed by HIMUDA, and in Panthaghati and Mehli on the southern side near the bypass, where gated projects with lifts, parking and clubhouses have appeared in the last few years. Further out, places such as Mashobra, about 30 minutes beyond the city at around 6,800 ft, offer protected forest, low density and serviced villas at the top of the market. Supply is limited everywhere because of steep terrain, forest land and strict hill-planning rules, which is a big reason prices have held firm.

The usual route from Delhi and Chandigarh is by road through Parwanoo and Solan, roughly three and a half hours from Chandigarh. The Kalka-Shimla railway, a UNESCO World Heritage line, runs up from Kalka, and Shimla's own small airport at Jubbarhatti has limited flights, with heli-taxi services also linking Chandigarh. Inside the city, traffic and parking are real issues, so a project's road access and its own parking matter more here than in the plains.

We list five projects in and around Shimla. Tara Devi's Enclave in Sector 3, New Shimla is a RERA-registered gated township of 2 and 3 BHK homes from ₹1 Cr. Cliffton Valley at Mehli offers studio to 3 BHK apartments, quoted from about ₹60 lakh, and Haven at Cliffton sells hotel studio suites inside the same township. The Forest Chalet in Panthaghati has 2 and 3 BHK flats and duplex Sky Villas, price on request, and HoABL's The Ridge in Mashobra offers ultra-luxury 3 and 4 BHK villas by invitation. Under Section 118 of the HP Tenancy and Land Reforms Act, buyers who are not agriculturists of Himachal face restrictions, so ask each developer how ownership works in your case and check the HP RERA registration and approvals. Talk to a Triverse advisor and we will help you compare them.
