M3M Golf Hills

Overview

M3M Golf Hills is a large, golf-themed community in New Gurgaon, built around a central landscape with 9-hole chip and putt greens. It's aimed at families who want a full resort-style setup without paying Golf Course Road prices.

The scale is big: 50 acres, 27 towers of G+30 and over 1,500 units, per our marketing partner. Balconies look out over the golf greens and towards the Aravallis.

You walk in through a double-height grand lobby, and the whole thing is designed to feel like a resort you happen to live in.

Location

The project spans Sectors 79 and 79B, off NH-48. Sector 79 has good sector-road infrastructure and sits among Sectors 76, 77, 78, 80 and 84.

This part of New Gurgaon is still filling in, which is exactly why prices are gentler here. Karma Lakelands and Amity University, Gurugram are among the nearby landmarks.

Getting around

NH-48, the Delhi-Jaipur Expressway, is about 4 km away. From there the area links to Golf Course Road Extension, Dwarka Expressway and IGI Airport.

Features & amenities

The headline is Club Infinity, described as one of the largest clubhouses in the vicinity, and the project counts 101 amenities across multiple clubhouses.

Sport is well covered: a sports arena, tennis and badminton courts, an indoor cricket pitch, a boxing studio, a gym, a swimming pool and a jogging track. For slower days there's a spa, yoga zone, sensory garden and wellness park.

Rooftop dining, a multi-cuisine restaurant, a cafe, mini theatre, snooker room, life-size chess, kids play zone and business centre round it out. There are services on demand too: chef, butler, bartender on call and a lobby assistant.

Homes on offer

You can choose from 4 layouts. A 2.5 BHK of 1,420 sq.ft is listed at ₹1.9 Cr, and a 3.5 BHK of 1,950 sq.ft at ₹2.7 Cr.

The 3.5 BHK + SQ of 2,150 sq.ft is listed at ₹3.0 Cr, and the 4.5 BHK + SQ of 2,650 sq.ft at ₹3.7 Cr. These are marketing partner figures; the official price is shared on request.

Why it's worth a look

What this means day to day is a lot of lifestyle for the money. Few projects at this price give you golf greens, Aravalli views and a clubhouse of this scale.

The payment plans are friendly too. There's a 30:40:30 plan, and a second option where you pay 10% to book and nothing more until completion.

Be realistic on timing. The OC application is tentatively Sep 2027, per M3M's schedule updated 1 May 2026, and a large community like this takes time to settle.
