Excentia Tatva sits on Rajpur Road, a short drive below Mussoorie and right next to the Taj and Six Senses Vana. It is a 5-acre project with 307 homes across five towers, and the developer has built the whole idea around nature: three-side open apartments for light and cross-breeze, a historic tree courtyard kept at the centre, and a pre-certified IGBC Gold green rating, which Excentia says is a first for Dehradun.
The first phase opened in 2024, and in September 2025 Excentia released Tower D, with 3 and 4 BHK homes of roughly 2,350 to 4,075 sq ft and a small number of penthouses. Inside you get imported marble in the living areas, VRV air-conditioning in the 4 BHKs and Kohler or Toto fittings. The developer shares prices on request.

Naveen Kumar, Director7 Oct 2026If you want a big, well-finished flat in Dehradun with the Mussoorie hills in front of you, Rajpur Road is the address, and Tatva is one of the few large projects there with proper resort-style amenities. The specification list reads well, and the low-rise, open layout is a real plus in a city where many new buildings feel cramped. It is still under construction, and the developer is better known in Delhi NCR than in Dehradun, so look at the construction updates, the Tower D completion date in the RERA record and the final price sheet before you commit.
Best suited to: Families and second-home buyers who want a spacious hill-view flat in Dehradun
