Grandstand gives you large-format homes on a big, open site: 12 acres with about 75% open space and a strong amenity list. At ₹3 Cr for 2,125 sq ft and ₹4.2 Cr for 3,000 sq ft, the entry works out to about ₹14,000 per sq ft of saleable area, which is competitive for new launches near Dwarka Expressway. The catch is loading: carpet is only about 54 - 57% of saleable area, so a 3.5 BHK gives you 1,206 sq ft of carpet. The staggered yearly payment plan eases cash flow, but completion runs to 2031 under the RERA validity. ATS has a mixed record on Gurugram timelines, so read the RERA filing before booking.

Best suited to: Families who want a large 3.5 or 4.5 BHK near Dwarka Expressway and can wait for possession
