Overview

Ashiana Amarah is one of the few projects in Gurgaon designed openly around children. The tagline is "Less Screens More Greens", and the whole plan follows through on it.

It's a 22-acre high-rise community in Sector 93 with 6.7 acres of interconnected green spaces, built on four ideas the developer calls Learn, Nurture, Support and Care. What this means day to day is parks your kids can actually roam, a Learning Hub for art, music, dance and reading, and a monthly Live & Learn programme run for them inside the gate.

If you're raising young children and want a community that does some of the heavy lifting on play and routine, this is worth a close look.

Location

Sector 93 is part of the New Gurgaon cluster along the Dwarka-Gurgaon Expressway. It's a growing residential pocket, calmer than the city's older core, with daily needs already reasonably covered.

For shopping you have JMS Crosswalk, Spaze Tristaar Grand, Sapphire 90, Trehan IRIS Broadway and Sapphire 83. Schools nearby include Yadhuvanshi Shiksha Niketan, Sidheshwar Public School, MatriKiran School and Bal Bharti School, and hospitals include Medanta, Silver Streak, Medeor, Aman and Apollo Miracle.

Getting around

NH-8 (NH-48) is under 15 minutes away, which is your main route towards Cyber City and Delhi. The Dwarka-Gurgaon Expressway runs through this cluster too, making it simpler to reach the airport side of the city.

The 27,000 sq ft clubhouse carries a gym, party hall, cafeteria, media room and a sports hall for billiards and table tennis. Outdoors there's a swimming pool, a tennis court, a yoga lawn, an amphitheatre and a dog area.

Homes on offer

Every layout comes with a deck. The 3 BHK + 2T (Lavender 4 Premium) is 1,000 sq.ft carpet at ₹2.60 to 2.93 Cr, and the 3 BHK + 3T (Tulip+ 4) is 1,205 sq.ft carpet at ₹2.99 to 3.29 Cr.

At the top, the 4 BHK + 4T (Iris++, Tower 18) offers 1,444 sq.ft carpet at ₹3.75 to 4.25 Cr. Note these are carpet areas, so they read smaller than the super-area figures many other projects quote.

The payment plan is construction-linked in equal 10% instalments, starting with 10% at booking and 10% at 45 days, then tied to slab castings and on to OC and possession.

Why it's worth a look

The child-first design is genuinely distinctive, and the phased payment plan spreads your outlay across the build. Phase I possession is listed for Jan 2027 and Phase II for Oct 2027, with later phases following on.
