Two towers and 11 ft ceilings are real positives, and the 3 and 4 BHK plans include a family lounge. The main gaps are information: there is no published price, so value per sq ft cannot be judged, and the website's renders and site plan show more towers than the two in the HARERA registration. 4S Developers is also a smaller name than its neighbours here, so check its delivery record and construction progress, and compare carpet areas with nearby launches.
